There are a number of things to be aware of ranging from the various government benefits for first home buyers to understanding the requirements the various lenders place on you before they will give you a loan. As a first home buyer, items you should consider include:

  • The First Home Owners Grant – $7000 grant provided by the state government. The grant is only available for properties purchased for $750,000 & less. For more information click here.

  • In addition for newly completed properties purchasers in NSW are eligible for an additional $3000 for contracts entered into between 11/11/08 & 30/06/2010. For more information click here.

  • Stamp Duty Exemption schemes – various schemes provided by the state governments. For purchases in NSW, first home buyers are exempt from stamp duty for purchases less than $500,000 providing a saving of up to $17,990. For purchases from $500,000 to $600,000 a pro rata stamp duty is payable.

  • Deposits required – the amount of deposit you need to provide

  • Genuine savings – the amount of savings you need to evidence to the lender - most lenders will require you to have a minimum of 3% & 5% genuine savings.

  • Loan capacity – your capacity to borrow money from the various lenders as determined mainly by your income

  • Your repayments – what your loan repayments will be at various loan amounts.

IS YOUR MORTGAGE BROKER LICENSED?

From 1 July 2010 most forms of credit and lending will be covered under the new National Consumer Credit Protection Act. To provide greater protection for consumers all mortgage brokers and credit providers must  register for a license by 1/7/10 and be licensed by 1/1/2011.  We have registered for our license and will by applying for our full Credit LIcense over the coming months to ensure our clients receive service to the highest possible standards.
